If your property manager changes should the board and community be notified? I find it a tad bit odd
that our PM changes suddenly like this. Yes I did ask for a copy of the PMC contract. I mailed that letter the morning of our last
board meeting. There was a new guy attending the Zoom with the PM. A homeowner reached out to me a few days ago because they called
the PMC to speak to the PM and was then informed of the change.

Still no formal introduction or notification..

Maybe the PMC hasn’t selected a replacement yet. Give them some time.

I called the office and the receptionist confirmed, but the new PM was conveniently in a meeting.

A different company or the same company but a different employee overseeing the Association?

Yes, the board should inform the members.

This can be done with an email blast, posting on the website or via the newsletter.

Typically, it won't happen overnight and could take up to a month.

My community just got a new PM. The previous one resigned with two weeks notice (went to a new management company). It happens.

We informed the community via email blast, newsletter, and community web portal - owners need to know whom to contact if they have questions or issues.

As a best practice, yes the board should be notified.

At the very least, it makes it easier to build a relationship with the new manager. Now that the board knows, it can notify the community.

I hope the company does make an effort to notify you of the change.

Same PMC Tim just a new manager. The timing of this is odd. I mailed a letter requesting copies of the PMC contract with the HOA.
I sent that letter the morning of our board meeting. This new person sat in on our meeting and was simply introduced as a new company
trainee. So the timing and now subsequent action seems hinky.

LetA,
How does the community communicate with the PMC? Do they have an email for the PM directly? If your HOA owners have direct contact, then they should have given notice about the change and sent out a letter to each owner introducing the new PM. If they call the PMC and ask for a specific person and are then directed to the new person, I will say it is not that big of a deal.

Sounds like you are on a merry go round and this trainee may not be your ultimate PM. Trainees take much more time to get in their feet as managers but can be helpful if they are energetic and quick studies. Somebody is going to have to download all of your HOA facts into this person if they stick around. The year we changed PMCs here in Texas we were on the same ride and had 5 managers in our last year. They all left the PMC or were fired by the company and that is what nightmares are made of.

We are entertaining that notion

Same PMC Tim just a new manager.

Then the board should have been informed within a couple of days.
The members should be informed within a month as nothing has really changed for them (I expect). The same phone number and email to contact and no change in where to send the payments.
