This one talks about the importance of communication after a Zoom meeting. There have been lots of discussions on this website on virtual meetings - should HOAs have them, what if someone wants to record them, what if someone (or several people) are muted for the wrong reason, etc., etc. etc. Since winter is upon us (or already here if you live in certain western states), this could help boards develop ways to improve communication between members and homeowners. Enjoy!

It never occurred to me that the meeting would continue after adjournment and I left it. Next time, I'll hang around.

My view is open board meetings interfere with open discussions among the board members. Essentially televising the meetings turns the whole board meeting into a production for public consumption. No wonder there is after meeting backlash.

If you can't discuss business in a professional manner in any public or private setting, the issue is yours, not necessarily the audience that's listening to it, and perhaps you need to step down and do something else. Anyone should be able to speak to any board member about any issue and get an honest answer. It's not about them automatically agreeing with what you say, and of course, board members need to be careful not to disclose confidential information. Sometimes you'll also have to mind your temper because some homeowners are, well, argumentative (putting that nicely) and will not listen to reason or anything else (I've made up my mind, don't confuse me with the facts!)

The same applies to homeowners - you don't have a right to call people out of their names, cuss them out, threaten them and so on because you're not mature enough to understand the world doesn't rise and set on your behind. Sometimes bad stuff happens and it's no one's fault - it's just life. Yelling might make you feel better, but did the problem or issue shift to your way of thinking shortly thereafter?

Have you, Dean, ever attended an open HOA board meeting? If not why do you have this "view?" Why would directors want to hide their true opinions, ideas or advice to the rest of the board from owners?

Zoom permits this who can't leave thier hi ones to attend their HOA's board meetings. Caregivers! Invalids! Parents of small children! Absentee owners (25% of ours)! Ones who're part-time residents!

What in the world, Dean do you want all of these folks and other to NOT see thier board s discuss, deliberate and vote on topics than affect them??

I've attended one HOA board meetings for 17 years 14 ofd which I was a director. Your "view" is simply untrue and cynical in th can of my HOA. Maybe many others.

The addition of Zoom is wonderful for many of our owners..

I've read the article twice now, and it just doesn't seem to fit typical HOA bard meetings. IWhn I was on the Board and we had Zoom-- I guess '20- my last year, '21, there's basically nothing that happened "after" the meeting. Owners viewing by Zoom can usually hear the Board for maybe a minute until th ePM shits it down.

Conversation among direcotrs is small talk whether I was on the Board or an owner attendee. . In open meeting states, the reason is because direecttod. may not talk about futiure agenda items of business. Occasional an owner attending in person stops by and makes an innocuous remark or maybe pays a compliment.

I agree.

I am sure we also agree that abuses are more likely to happen when board meetings are closed to owners. Hence the statutory requirement in many states for HOA/condo board meetings to be open to owners, unless certain sensitive topics are to be discussed.

Perhaps Dean or Elle can say why or how open board meeting interfere with "open discussions" among directors. That was NOT my experience for 14 years-- until '21 --as a director working at open board meetings.

Have either experienced both kinds of boar meetings ? For how long? How long ago?

I also experienced closed, i.e., executive sessions, for 14 years. We might call this "back stage." But, There was no difference among directors' interactions, discussions, etc. between the two kinds of meetings.*

Among the 30+ directors I served with over the years, I will say perhaps 4-5 were much more silent during open meeting than in Ex.Sess. I attribute that to cowardice about how "owners might see them." Such people should never volunteer to serve, imo, in open meeting states. By failing to participate in the governing processes, they do not fulfill their fiduciary obligation, i.e., try to do what they think is, and articulate about is, best for the corporation.

*In ES there are sneers or derisive remarks about certain delinquents or violations, but, say a lien, which must be voted on in an open meeting in CA is treated. with stony faces in this front stage setting.

A well run HOA will have a homeowner forum before agenda items, meeting minutes and financials are discussed for motions.
Our HOA has a second opportunity before a motion to close is put to the floor. The same format has been in place since we
switched to Zoom meetings during the shutdowns, and is still in place today.

thanks good read. we are recording all meetings and making them keyword searchable. someone could keyword search all 5 of last year's meetings if they wanted. yet no one does. They would rather just complain on Facebook and do nothing, afterards, cause actually doing something would require effort. ,lol. love how technology is making board meetings easier.
