Is it possible to see HOA Covenants online for any Condominium association in Florida? I ask because I am interested in buying a Condo but first I would first like to see the covenants online. In short, does a Florida State HOA governing agency exist that archives all the HOA covenants online for all Florida State Condominium Associations? If yes, can anybody in this forum please post a link. Thank you for your time.

The Covenants, Conditions and Restrictions (CC&Rs) usually have to be recorded in the county they're in and are public information. I'd start with the county Recorder's website and see if the documents are searchable online. Otherwise you may have to call to request a paper copy. There may be other useful pieces of information, such as other legal agreements involving the condo association that owners should know about (eg. easements).

Wow you are light years ahead of me back in day when I was buying condos. Exclleent idea.

My limited experience is depending on the county. One county I dealt with you have to go in person and get a request setup. Online county search is great. My limited experience is you have to hunt around to find that condo assn. Also as Cathy pointed out there are more docs that might be interesting to see. One condo I was looking at, the outstanding liens for the assn were there. Also on another one by accident I found the amendment and kept looking and found another one. The amendment to the condo docs are important.

I found several YouTube sites (real estate agents) which mention that requesting a cash balance sheet when you buy a condo is a good idea. I think it's a great idea! You got a quick view of the financial health of the condo in respect to reserves. A person requested that of our condo assn and we gave them the balance sheet. They still brought the condo in spite of the pathetic health of the condo. Go figure.

Many of the online realtor sites will list the name of the HOA and Property Management Company.

When I was house Hunting, I called a few of the PMCs and they were more than happy to email me the
governing documents for the community I was considering. Or Ask your realtor.

More important is to ask for one year of minutes to see how the association is run.

Many associations already have them online on websites. May be behind the owner only login though. Any realtor can get you an electronic copy. Or just call the property manager and they will send it.

Covenants/Bylaws/Rules and Regulations will vary from association to association. One size does not fit all. Concentrate on the associations you have interest in.

Simply make a review and acceptance of the governing documents and financial statement a condition of the sale.

Ask the seller for the information Tim mentioned BEFORE you make your offer, along with a year's worth of board meeting minutes.

Paperwork is useful, but even that won't tell you everything. Consider taking a walk around the community and talk up some of the neighbors, asking things like how long have they lived there, how active are they in the community (at the very least, do they attend annual meetings?) Start with the seller for even more insights.

Hi,

I think you could easily reach out to the condo association, or property manager, to ask for a copy. I'm not sure that a database currently exists where you can see all CC&Rs for all communities.
