Our HOA is getting $60K for the city to get an easement through some forrested common area land we own that no one uses to make a greenway. conincidently a corporate rental company with 6 properties contacted me because I sent them a 15 day demand letter becauase they forgot to pay dues on one property.

I asked them who to talk to about voting before we discussed the late dues. They said no, they dont' vote on any HOA stuff.
Next email said they would vote.
I said that's what you said last year and you never voted.
They said I had to contact Mrs. "Smith" in Corporate, so I did
Mrs. Smith says they dont' vote
I said they could get $400 per home refund check
They said they dont' vote online I have to mail them a ballot
I tell them to print off the websit page and mail it in.
Literally 20 emails latter..... they agree to vote online. they voted to NOT get the easemetn money of $400 per home and they voted NO on every single expense on the ballot.

I hate dealing with these companies, they at least could of voted to get the money for the easement, they dont care about the neighborhood at all.

If I didn't have the 15 day demand letter on them they would of never done squat.

Sounds like good information to share with owners while proposing Cc&R changes to increase fees on rental units above owner occupied units.

Can the absence of this company's votes sway the outcome? If so, I may view this as an opportunity to re-think the CC&R's rental restriction. /evil-grin
