Well - what do your governing docs say that you are allowed to have them do? Any wording there to follow?

Basically, you can have them do anything they will do - and most property management firms offer full services and will advice you. As a BOD, you need to observe, supervise, and ensure your HOA protection though. I've found some great/knowledgeable management firms through CAI but there are lots of other resources to find them.

Charles,

I do not believe that there are "requirements" per say. That would be your individual association's desires as to what they want a management company to do for them.

You cannot find the California bill of rights becuae you need to look under "STERLING/DAVIS ACT".

There are many threads on the subject of searching for a management company in the forums here. Search them out because they are very informative and we have discussed this numerour times. On the right hand side, click on "forums" and type in what you are looking for. We have at least 3 management company owners and managers who have listed items and are regulars on this forum. They are great at what they do and contribute here so read their posts first.
