What real estate documents are provided to HOA management company to be stored after sale of condo?

Are you asking if the contract of sale is kept by the HOA? Or, if it keeps a copy of the deeds? What documents are you referring to?

you'll need a closing statement that tells the buyer any HOA fees dues, any legal issues and any architectural issues. If the buyer gets that legal document then the HOA can't latter say, they are not in compliance.

Typically, after a sale, we keep the following files (as they are associated with the lot):

Any approvals for alterations.

Any uncorrected violations that were associated with the lot (not violations of behavior).

Lot ledger

Copy of disclosure statement the Association provided for the sale.

Any paperwork we get from the closing company (we always ask for the contact info of the buyer when we provide the final dues summary for the closing company. We tend to get those without an issue).
