Can an Homeowners Association restrict rentals by changing their docs. and if so will the homes owners be grandfathered? And will it apply to new home owners.

Some associations do have limitations on rentals so yes, you can do this but according to the procedures in your covenants. I'm not sure about grandfathering...would be best to consult an attorney I would think.

Our HOA restricts members from renting their homes the first year of ownership or the first year after the completion of construction. This was written into our bylaws as an amendment.
