I know of some residential restricted subdivisions in Texas that became commercial. The houses in front of The Woodlands on both feeders of I-45 are an example. But I do not know how it happened. As the commercial value of the land, if restrictions were lifted, grows materially larger than the house and residential lot value, are there skilled real estate developers who directly bust up associations for that purpose?
