What are some one sentence candidate statements about why you want to serve on the Board that you have seen that really resonated with you? Conversely, what are some uninspiring ones?

Never seen any. I go by the hard work and volunteerism one has displayed over time. Words mean nothing as much as actions and care.

The following do not necessarily work for me but they do seem to be the key with the masses.

Effective Campaign Lines
When many people are unhappy about xyz, state the main reason you are running is to address xyz.

Calmly, succinctly and //friendily//, mention previous HOA board experience and simply give the impression that you will work for board and community harmony.

Un-effective Campaign Lines
Hostility towards anyone. Divisive. Not a "team player."

Same as Melissa. Never really had campaigning requirement for the Association.
We were lucky to have enough volunteers to fill the seats.
Often, we didn't have enough volunteers.

Not interested in a campaign, just some suggestions for memorable one-liners or some that are overused.

Did you ask for similar advice a year or 2 ago? Check your old submissions here. I recall some of us advising to avoiding negative campaigning. Still advise that--strongly-- about one-liners. Did you run at that time? Are you on the Board now?

My own campaign lines disappeared from my screen moments ago! I was elected all 7 times that I ran (2-year term) I think there was only one election with not enough candidate so no competition.

Goals: Make specific to your HOA: Keep a close a watch on our finances and explore new contracts at better prices. Or protect, maintain and enhance our common areas and assets

Goal: Form an ad hoc Tower xxx. Committee to replace (or upgrade) xxx. We DO have the funds in a special reserves account. Let’s get started.

Problem solver: Although xxx is a source of controversy and contention in our community, I'm convinced that there are reasonable alternatives that a sincere Board can explore and that as a team we will find solutions.

Why me: I am devoted or our community. My background in xxx (committees, occupations, initiatives) should assure you that I shall work hard with my fellow board members to maintain and improve our neighborhood. Please vote for me.

Well, NpB, I still can to recall additional lines that I thought were good. And, the thing is there's really no way to know if they "worked" or not. Our HOA also holds a Candidates Night, which is attended by about 50 ppl, so represents maybe 40 condo Units.

Here is why I believe 3 incumbents were NOT reelected. There was a contentious matter going on which, in brief, involved a secretive and abusive Board wanting to spend a huge chunk of our reserves on something that many of us didn't think was wanted or needed. This topic basically kept me from seeking reelection to this Board, when my term expired. A year later I sought election to the Board.

In my Candidate Statement, I acknowledged the controversy per my remarks above. The 3 incumbents avoided the topic completely in their Statements. On Candidates Night, the 3 hemmed & hawed when asked about the proposed project. Of the 3 opponents, I & another gave straight-talking answers. So... I do think their avoidance of a controversial topic was a cause of their defeat.

I've served with over 30 our directors on our 7-member board over 14 years. I do remember a one-liner that I liked a lot, which was in a candidates statement and in his remarks on Candidates Night. We do have about 25% landlord/investors. He wrote something like: "We are all investors, I plan to watch over my and your joint investments carefully and strategically." But I cant' say it helped him get elected.

I do think it's important to mention any work you did for your association, at the committee level, for sure, and any initiatives that you presented to the Board or had any role in implementing. In my case I mentioned two occupational background experiences that were relevant, and that I'd built or fully remodeled 7 homes.

I do know that very new owners who ran for the Board were never elected the first time, with a couple of the being elected later after serving on committees and becoming somewhat known in our 200+ condo HOA.

If not on an HOA committee or board and in an one meeting state I'd show my interest in the HOA by noting that I've attended all board meetings over the past xxx months and have learned a lot about our community.

Also:

* Effective communication (helpful in communities without newsletters or website)
* Professionalism

Too many people think HOAs are basically social clubs rather than the multi-million dollar corporations that they actually are. Who serves on the board is important. The decisions that they make are important. If people try to short-change and Mickey-Mouse everything, then the place will fall apart. This has real consequences for owners' financial well-being.

The single words are good, but personal sentences are, I think better. "Professionalism," to me is too vague and sort of a cliche.

I'd like to point out again, given Tim's reference to equal treatment of alleged violators, IF a problem, , that any source or controversy or tensions should NOT be ignored in a Candidates Statement.

For my last election, I recall in my Statement that I promised to foster respectful and civil exchanges with owners during the two open forums our Board offers every month at open Board meetings. But I didn't have to "keep" that promise because the 3 problem directors were defeated and 2 of them had ben rude and snippy with owners at open forum. A 4th Nast director, who'd been prez for two years resigned a couple of months after her cohorts in incivility and bad decisions were defeated.

A sentence about "good communication" can matter if, as Cathy notes, there's little or none in the HOA. And the sentence should in include a couple of suggestions from the candidate about initiatives they'd suggest when working with their board team members to improve communication.
