Sometimes it takes awhile and you think it might not be posting, but it is.

That said, I kept clear of any HOA/COA with required membership to amenities (restaurant, golf club, gym, etc.)

Honestly, I have never understood why people by a home in an HOA on a golf course and don’t join the golf club. I guess they just like seeing golf carts driving around.

We don't play golf. However, we chose our homesite as we were reasonably sure that there would be no new homes built there. It is sure nice to have a clear view out to the open space instead of backing up to a neighbor with a 8' white fence. And do enjoy watching the "golfers" try to play golf and race their golf carts from one short to another. The only negative to all of that is the " golfers" tend to hit their balls into our yard and they have the right to come into our property to retrieve them. Also the tend to play their music loud at 6 AM.
