Has anyone ever used an online property management software? If so, can you provide recommendations? Pros/Cons? Thanks!

The posting rules don't allow specific vendors to be mentioned, but some posters might offer to send you a private message and tell you who they use. Otherwise, google the subject, note which vendors come up and start your due dilligence, such as checking if the software is used by HOAs in your area - you might be able to contact someone there and ask about their experiences.

If you're a self-managed community, you might be able to set up something using Excel or Access - consider what you want the software to do and go from there. If you don't have a lot in the way of common area to manage and consider how you're going to save legal documents, who'll have access and what happens when that person leaves or steps down, and much more.

Oh, and there are some older conversations on this website about self-managed HOAs and how those folks do it. Do a search, take a look at some of them to see what the pros and cons are, and then bring your questions to this conversation so you'll get updated information
