meeting notice - agenda

Attn. experienced FLORIDA HOA BOD members and Prop. Mgrs.

I am a "director at large" (not an officer) in my s. fla. HOA. w/98 homes-members.

Our PM does not include the meeting agenda with the posted meeting notice. Notices are communicated by a sign which is located at the entrance to our community. It IS posted 48 hrs. in advance.

I argue that the meeting notice should (must)include the agenda as well... the PM says not REQUIRED!

Any insight?

I don’t believe that the BOD is required to list an agenda, however it IS REQUIRED that the meeting be announced is a timely fashion according to your governing documents.

I’m certain others with much more experience will be able to advice you better.

Some groups don't folllow an agenda, but follow an Order of the Business, or Order of the Day.

Since this is a regular Board meeting, the standard agenda is followed and need not be posted.

If it were an special meeting or election meeting, then the purpose of the meeting must be posted.

RW1: I believe it is imperative that when an issue is on the agenda which will require a member vote, a notice must be sent with info to this end.

Below are from 720;306 and 720;303 which address agendas for meeting postings only where a broadcast is being used. I checked with 617 and they have no requirements for agendas being used. I guess that because it is one paragraph, it is assumed to be for all postings. Just my

But, we never ever post a meeting where there is no agenda included. Your PM, I cannot undersatnd her logic as to why not include it.

It bothers me that our board does not post an agenda. We don't have a physical place TO post it, but we do have a website it could be posted on. We have had several items come up for discussion that I think would have drawn a few people in if they had known what the topics were.
Their reason was the meetings are all the same. I see now they use semantics to hide things. Yes, the order of the meetings is the same, but the old and new business is new, and THAT's what should be revealed beforehand.

Are agendas handed out at the beginning of the meeting?

When the meeting begins, the chair usually asks if there are additions or corrections to the agenda. At that time, subject matters are listed under New Business. Then you can decide if you want to stay.
