In our townhome community (with HOA roof maintenance responsibility) the owner must get approval before installing a satellite dish. Our rules are specific about the installation process. However, when it comes to removal, we don't have clarity. I've read where some communities require the seller to remove it, where other communities leave it up to the buyer and seller to work out who removes it. I've also read where some require just the dish removed but not the roof mounting bracket for weatherproofing reasons. Also, I understand there are dish disposal companies that specialize in dish removal. Can anyone share their advice on roof satellite dish removal, their HOA rule, and who they get to do the dish removals?

Most satellite company's do not bother to remove their dish when service is cancelled. I have a dish on my roof and have not used the service in 6 years.

We always said it's the homeowner's responsibility to have the company contact the property manager so it can be told where the dish can and can't be placed. I live in a townhouse community and remember some dishes went on the roof anyway - at that point, they were considered part of the roof - and the association could remove it and charge the owner. Usually, we don't remove the roof mounting bracket for the reasons you stated.

When we had our roofs replaced years ago, we reminded everyone of this and said the dishes would come down when the new roofs went on - and wouldn't be replaced, so if they wanted one, they would have to follow the procedure we'd had all along or risk paying for damages that might occur if the dish was removed improperly.

In your case, I'd start with where the dish was located (some might not be on the roof itself) and then check if the company contacted the Association before installation. That might be tricky because some people may have purchased the house well after the dish was installed and I recall that many of these companies had subcontractors installing the dish - and some were more responsible than others in putting them in the right place. You may or may not have to have the area inspected to see how much would be involved in removing it - if it would be too expensive for the association, the homeowner should be responsible, even if the dish was installed before they arrived (they had to have seen it and should have asked questions).

Thanks for your response, Shelia. All the satellite dishes on our roofs were installed properly. It's just the removal process for new buyers or owners who no longer use the service that I need help with. I think leaving the mounting bracket may be an option, but we don't have any specifics in our rules. Does anyone require the seller to remove them before closing?

Most satellite providers do not remove them. Their logic is, a new subscriber will need a dish in place to receive service.
Once you remove the dish and mount, you need to caulk the holes and paint. Then the new tenant, owner needs to drill new
holes in the house. I would just leave the dish up. I personally removed the dish at my house and installed a Wineguard TV antenna
on the same mount the dish was on. The coax was perfect, I just needed to replace the 4 way splitter. The 4 way splitter on the dish
is for satellite bands and not TV bands.
