I read in another thread where NC will be regulating management companies in the future, I think you said beginning in 09 or 10. If a new HOA is looking for a management company, do you believe that they would be better served in talking to companies who are already either in compliance (whatever that is...where do we find this new law?) or actively working towards becoming compliant even before the law takes effect, or does it really not matter?

Good question and IMO I feel the most important thing in finding an MC is checking who are the principles in the business, are they bonded, check their references, call the references they give, go visit the HOA's they gave, how many years have they been in business, what is their experience?

I have found many MC's work from their home or garage, hire people as a manager that they too work from their home. Some principles are sales people that have a great pitch but once signed on don't deliver.

Its a time consuming process looking for an MC and it is a costly one to the HOA. So make sure you do your research before hiring.

Now as to your question, when the law is enacted the law will give a time of the essense to all MC's to become licensed. So should you now when it might be 2 years pass up a good MC because they are not licensed yet, IMO no you shouldn't pass them up.

All MC's in NC should be up to speed and know this is coming down the pike and are either preparing now for it or may wait to see what requirments the law is going to have for them to make sure they are fulfilling the requirments right. Example: CAI gives out the CAM designation, perhaps the law will allow the MC's to become licensed through an all together different avenue and at a cheaper rate.
