Good afternoon everyone,
I am specifically looking for someone located in GA to answer but anyone with knowledge can certainly help. Do the Minutes of a general session board meeting have to legally be available to any member of an HOA? Example I was looking for the minutes of a board meeting in June and they are not posted anywhere. When I asked the Management company for a copy they told me the minutes haven't been approved by the board yet so we can't post them. Is that legal? Does anyone know?

Read your documents- they should tell 6ou what records homeowners are entitled to.

Minutes aren't official until the board approves them at the next meeting- after that they should be available. That's how it works in nearly every state, but since this is October, you should go to tge next board meeting and ask the board directly. If they've had regular meetings since June and these minutes aren't approved, that's a problem and the homeowners should hold them accountable.

Define "illegal"? Meeting notes are not official nor typically available the next day after a meeting. Usually the first part of the NEXT meeting is approving the PREVIOUS meeting notes. Which on rare occasions don't always get approved then either. There have been times where things have been kicked down the line.

Is there a reason you want them?

Hey Melissa,

I would like to know what is going on with my association. I look at other commuities and they always have their minutes posted and I found it very strange we didn't. Do I think they are hiding something? No not really. Are they making decisions in their personal interest? Yes maybe.. More for info honestly but when I ask and ask I get no response so it makes me wonder.

How regular are your meeting held? The meeting minutes should be approved at the very next meeting as the first order of business. About the only way they could be complying is if the meetings are held quarterly.
