Good afternoon everyone,
I am specifically looking for someone located in GA to answer but anyone with knowledge can certainly help. Do the Minutes of a general session board meeting have to legally be available to any member of an HOA? Example I was looking for the minutes of a board meeting in June and they are not posted anywhere. When I asked the Management company for a copy they told me the minutes haven't been approved by the board yet so we can't post them. Is that legal? Does anyone know?

We do not post our minutes until we approve them at the next board meeting.

Does it seem weird then that no minutes have been posted since June?

Typically minutes are approved at the next board meeting so if there has been a board meeting since June, it would be unusual for them to not be approved. Do you know if the board has meet since then?

When were board meetings after the June meeting? Some HOAs meeti only quarterly so owners wouldn't expect to have access to th minutes until they're approved at a board meeting.

(In Calif., owners, by statutes may receive a copy of draft minutes 30 days after the open board meeting, but I don't think that's required in Fla.)

Typically, only approved minutes are provided.

The only exception I saw was if it was over 6 months (like annual meeting minutes), then the draft minutes should be provided.

I could not find anything specific for GA.
