A new law signed by the Governor, AB648 now allows Virtual Meetings without having an onsite hookup for residents.

Thanks, Aidy. As usual, the particular author of this informative piece is really good at explaining things.

In summary, In Calif., as of 1/1/24, there needs to be no physical location for open board meetings as is presently required. This is especially good, it seems to me, for HOA boards where there is no meeting room on the premises. An exception is that any meeting to count ballots for an HOA election still must have a physical location.

I think & hope our Board will continue with monthly open board meetings in a meeting room. Owners hang out together before the monthly meeting and socialize over coffee & cookies. I think socializing among owners always is a good thing since it helps build relationships & senses of connection to the community. Of our HOA of 200+ Units with maybe 25% renters, about 15 -20 attend the meetings in person, and another 15 or so online.

What are you insinuating. the HOA should pay for the phone or internet to attend meetings? That's like insinuating the HOA should be responsible for
your transportation to attend in-person meetings.

All of our Board meetings use zoom but we send out a link and an agenda to all owners, so they may attend.

In Calif., there are a lot of requirements to hold board meetings that only can be attended on Zoom. And, yes, Michalel, all of that information must be sent to every owner 4 days before the board meeting, which we've always done anyway with our hybrid meetings.

Most of our Zoom attendees don't reveal the faces, so It makes it difficult for the Board and other attendees to try to gauge responses to board action, Open Forum, or whatever. I only turn mine off when I want to roll my eyes or smirk.
