I have been told by the board secretary I can NOT get a copy of this information .Is that true ? I want to know who is a Landlord in our community, Please advise Thank you

Check your documents- they may tell you what type of information you're entitled to, as a homeowner/association member.

Many communities do make the owners list available upon request, but they may not know who's renting their unit or not (which can cause a variety of problems). If you get a list, you'll need to do the work and ask everyone if they rent out their units - and if they don't tell you, that's their right.

You may also need to tell the association why you want to have this information - just because you want to know" probably won't be enough. If you have an issue with a tenant, focus on finding out who THAT owner is and contacting him or her with your issue..

PS - if you get a list, note if the owner is an LLC. That's usually a clue. If someone owns more than one unit, that could be another. However, the owner might opt out of providing certain information on the list like phone number or email address - you may need to find that information another way. The county recorders office might have something.

If this is a nonprofit corporation, then per this statute section, the association is supposed to provide you with the names and addresses of all members: https://casetext.com/statute/new-jersey-statutes/title-15a-corporations-nonprofit/chapter-15a5-place-of-members-meetings/section-15a5-24-books-and-records-right-of-inspection

The address means the address the association uses to communicate with owners. Though if the Board is incompetent, it may say otherwise.

Does your association require rentals to be approved? Not all do and in that case the association might not know which owners are landlords and which live in their units.

In many places property ownership information is available online from the local property appraiser or similar government office. You can find owners and mailing addresses there, if the mailing address is not the unit address, there is a good chance the unit is rented or otherwise not owner occupied.
