When I first started having issues with my HOA, I reached out to our 'County Law Library' to ask a question and they in turn looked it up for me (the provided a case I already knew about) and gave me access to several reference sources. (My access in now expired - that was over a year ago)

-- I think this is one of those legal tomes that will only be accessible either via a law library or a subscription service. Consider calling the nearest law school. Some (all) state library systems might have their own law library.

-- At the law library I suggest also asking for the "Restatement (Third) of Property (Servitudes)." The Restatement has a section on "Common Interest Communities." This section can help introduce a person to the general principles of law that the courts are applying nationwide to HOA and condo situations. The Restatement is a compilation of case law nationwide. It summarizes trends in the courts and is regularly updated. Along with a summary of the law nationwide, the Restatement cites specific case law, state by state, on each topic it treats. See if the Restatement's CIC section has a section on easements.

Thank you, James and ElleN. I have read lots of cases that quote Bruce & Ely and was hoping to find the whole work and I will follow your suggestions. I did find its table of contents which makes it even more interesting.

I Googled it, but there doesn't appear to be an ebook available. If you buy it, break open your piggy bank- I saw where the 2023 edition cost about $1400.

I also saw other books that summarize easement regulations that may be more uuseful
