I am a newbie to the board, I do not see any expense for water/sewer or electritiy either, for that matter, yet I know unit owners do not pay the water/sewer bill and there are lots of common area lights.
Is it possible this expense is paid by the Property Manager and included in the fee they charge us?
Also, I see there is a lot of discussion here about the resale package or whatever it is technically called. Here in CT, it is required and the cost is borne by the seller, not the buyer. I also could not find the revenue for that and was told it goes directly to the PM. Is this a widely accpeted practice?

Get a copy of the current budget and take a good look at it. No way should those be going directly to the P.M. before your Board or at least your Treasurer gets a look at it. It should not be included in the fee that they charge your association because of tax purposes to both them and you.

And why does the resale package fee go directly to them? I smell something fishy going on here. No, it is not an accepted practice. Are they (PM's office) giving you statements on any of this stuff? It looks like it is time for the Board to review this contract and see what the heck is going on.

BobS10 - What kind of association do you live in? Is it a condominium, or single-family community? No, the common area lights would not be something the PM would normally include in their fee. What is included in your resale package?

BobS the utilities should be paid by the Association. They should be a fairly "static" line item each month for the Association (taking into account daylight's saving time, seasons).

Resell packages "can" be done by the MC, but are not "required" to be done by the MC, unless stipulated in the contract. Check your Association doc's as well as the local municipal doc's (code, laws, etc). Here in Va the General Assembly just passed leg's that state the limits on what can be charged for resell doc's, etc.
