I am having difficulties finding a company that does powerwashing and gutter cleaning in my area that has a license. I have found companies that have liability insurance and workman's comp without a license. Where to you draw the line on vendors?

In our state, electricians and plumbers are licensed, surprisingly (or maybe not, this is Texas) roofers are not which leads to all kinds of excesses.

I would take the Liability and WC and go with it.

A. Business license is needed but may not be for pressure washing directly. Sometimes they have a license for landscaping. Pressure washing falls under that.

Go to your local BBB website to review candidates. Plus recommendations for hiring.

I was thinking for maybe a general contractor. In NC you do not need a general contractor's licence unless the cost of the project is 30,000 or more.

General Contractors Offer Or Bid For A Fixed Fee, Wage, Or Price To Undertake Construction Or Supervise Or Manage The Construction Of Any Building, Highway, Public Utilities, Grading, Or Improvement Of Structure Where The Cost Of The Project Is $30,000 Or More. Three Limitations Of Licenses Are Available: Limited, Intermediate, And Unlimited. 22 Different Classifications Are Available.

So in the case of a powerwashing company, a business license (registering the business with the State) is good enough?

Mark, probably the business license is sufficient but I'm not in NC and do not know your laws and codes.

DO you have a state contracts board that can give you a list of licensed contractors that clean gutters and PW? Does your state contractors board require
gutter cleaners and PWers to be licensed?
I would feel comfortable hiring someone that has liability and WC insurance.

I would never hire anyone who does not have liability insurance and workman's comp. Without these, you expose the HOA to unnecessary and potentially costly risk. However, it may be difficult to convince the Board of this (my board recently hired an uninsured company – first, I begged them to get insurance documentation, then I begged them to read it, then I pointed out that the insurance had expired, then I found out they hired the uninsured worker anyway). So good luck.
