Anyone develop a checklist for the many builder responsibilities that need to be completed before turnover. Like cracked sidewalks, fence issues, etc. We are trying to develop a checklist for our homeowners to share with us before we run out of time. Appreciate your help

In addition to the structural components, don't forget about things like drainage/swales, detention/retention ponds, irrigation systems, and other community infrastructure.

Also be sure the builder turns over all of the association records. Because homeowners will have been largely uninvolved with board work up until now, you won't necessarily know things that you ought to know. If some of these records are on paper, consider digitizing them now. Makes storage and access much easier, and the project will never be cheaper than it is now while you haven't accumulated reams and boxes of paper. In practice, once a community is several years old, most boards decide that they can't afford to do this, so it never happens.
