We have 95 homes that are 35 years old in the Bay Area, CA. We are getting gutter repair quotes, the gutters have been cleaned annually and repaired over the years as needed. This is another repair. The estimator appeared to be doing the job from the ground looking up at the two story homes gutter system. Some of the Board think the estimator should have been up on the roofs to do a proper estimate. Is this a reasonable point of view. I'm new to HOA life and do not know what reasonable expectations are. Thanks for any help you can give. Sue

What is the concern? As long as the company is willing to do the required work for the quoted price, I don't see if it matters whether they do the quote based off satellite images.

Thanks for getting back to me. I think the Board members expected to see the estimator up a ladder on all 95 homes, up close, to do the repair estimate. I don't know how reasonable their expectations are, hence my question. You already have educated me on the possibility of using tech imagery. So can a good quote be done without getting up a ladder? Maybe so? What do you think? Sue

I really think that how an estimate is created is up to the vendor, as long as they are willing to do the work for the quoted price. If the quote is low, then it's the vendor's problem. If the quote seems high, then get other quotes. Or just get multiple quotes in any case. A vendor could use a ouiji board as far as I'm concerned as long as they stand behind their estimate.

What/who determined your gutters need replacing? At this time I assume you are more looking for "rough estimate" for budgeting reasons. I expect you would need to get multi-quotes for a job this size so you can wait for a "tightening" of quotes as you get closer to selecting a vendor.

Is this for an individual property/home or is this for a building? Why do people think they need to get ON the roof for gutters? Gutters are NOT on the roof. They are on the side of the fascia boards below the roof. Any issues above that is a Roofer issue not a Gutter one. Although there are many Roofing companies that do both.

It seems some people don't understand home construction being involved. I've had bad gutters and never had them get on the roof. Logical thinking skills may be lacking here...
