For those members of this forum who have been here a long time.

Thank you to all of you who gave advice and helped me through a long terrible ordeal with a rogue board that took over after Hurricane harvey.

The annual elections were tonight.

We have had a qualified property manager for the past 6 months. It couldn't be going any better if I had dreamed it.

4 resident owner candidates plus me all ran for board seats. there were 6 positions available. 5 of us ran. we won 5 seats.

At the end of the day, I wasn't an ankle biter like someone here once tried to categorize my objections. My objections were valid, it took some time, but we won.

Good for you. Now the real work begins- and you're in the hot seat. You've had lots of questions on your documents and state law, so you should be well versed in how those work.

I hope you also remember not everything in HOA land is addressed in a document - much of it comes down to common sense and being willing to listen to others. You are one board member, not God, so there will be times you may be outvoted. Time will show if you were right, but until then, do what you can to make the decision work. And stay out of the property manager's way - you say you like this one, so let him do his job.

But you know all this already, so good luck to you and your community.

Well done, LaskaS. For those who choose to fight (as opposed to either tolerate bad management or move), I think your studiousness is an example to follow. I hope your mantra is, "Show me where in the bylaws, declaration or statutes it says ____." As issues arise, I hope you will consider continuing to ask questions at this forum. Buena suerte.

Way to go, Laska. It's soooo key to have one or two allies on the Board. Do you? Or, at least are other members neutral towards you? What size is our Board? Do any members serve who you served with previously?

i definitely have fellow board members that are allies.
I recruited all 4 of the other board members who also won board seats.
so the 5 of us make a majority. (our board is 9)

The property manager is an ally , we get along very well and work very well together.

More than ever, I want to make sure that everything we do is transparent and above reproach. I made two motions at the board meeting after the new board was announced . Resume in person meetings, and get rid of the $150 an hour hired parlimentarian.

Both passed 6 to 1. (2 board members were not present at the meeting)

Your first pieces of action look good. doesn't it feel great to have allies on the board?? Since they are, it seems, new directors, you might want to consider all of you attending some kind of educational seminar about associations. Our MC puts one on every year for new boards and I think it's helpful in encouraging all to use a shared HOA-language and encouraging all to review the governing docs.
