Hi, new here. Also new to HOA board. HOA is brand new. I am the treasurer of the 4 member HOA board which is just getting started. Do any of you folks who are on the hoa boards have computer based management/accounting programs? We are a very small HOA (23 properties/members), so we can’t justify an expensive web based service. Thanks and looking forward to some experienced advice on this.

I did all the work on a spreadsheet.

I was going to say the same - stick with a software package that is the most usable by all. For me, that would be the software giant that makes spreadsheet software. (We can't name business names here).

I've been the treasurer for non-profit orgs where previous folks use a common bookkeeping software. Problem is, I became treasurer and didn't know how to use it, and didn't want to put the effort into using it. So I quit. I wished that they had used basic spreadsheet software because it would have been much easier for me to learn and I may not have quit.

there are a few HOA apps for smartphones. they seem pretty user friendly

With so few units, I assume you are self managed. The hard part of being self managed is getting someone to do the work and keep doing it. My suggestion is you hire a bookkeeper for a few hours a week and let them track/record all deposits, payments, etc.

Thank you guys for your responses and info. I used a computer based program for 400+ apartment property management many years ago and it was extremely user friendly while being very comprehensive. (Unfortunately I can’t remember the name of the program). I was hoping to find something like that, but if none of you folks are aware of that type of program, maybe none exists anymore.

It seems a bit fuzzy to me whether this is a 4 member HOA, or they have a 4 member BOD. If the latter, that could lead to a lot of tie votes.
