i need advise on transfer of ownership for condo carports that two owners wants to trade.they are common property and owners only owns the right to park. i can`t get any responce from the assn board or management co. NEED HELP !

I too am a little confused on this. You say that the carports are common property? 2 owners want to trade? Trade to or for what? Owners cannot trade property that they don't own. Do they want to just switch positions for their parking? Please help us out.

If the carports belong to the HOA, then they are basically just assigned parking spaces. If two people want to switch parking spaces of their own free will, they should go ahead and do it. As long as neither one is going to complain the HOA about the other person parking in "their" space, it shouldn't be a problem to anyone.

If the rights are deeded, then you may want to talk with a real estate professional, not the management company, as you may have to record title of the right.
