We have currently have 6 washers and 6 dryers in our community laundry room. They accept coins and credit card payment. They are at the end of their lease and I'd like to talk to another company or two before we renew with our existing company.

We currently use CSC ServiceWorks and from my limited experience with them, they seem OK. The are somewhat responsive when doing repairs but it sometimes takes a few calls to get them to actually fix the root of the problem.

I searched on this forum for anyone doing this in the past and didn't find too much detail.

We are in Phoenix, Arizona so I searched the Arizona Multihousing Association and found one other company that looks promising - CPEC. They have good reviews and I reached out to try to them.

A few questions:

1. Can anyone here recommend a company that leases and services laundry equipment and has a presence in Arizona?
2. Has anyone here negotiated terms of the contract with companies like this and are you willing to share terms you negotiated or the whole contract?

Please note the posting rules - we aren't allowed to mention specific companies or communities on this website.

In the meantime, you might talk to property managers of similar communities (I assume you're a high rise condo) and see who they use and what their experience has been. If you hear the same company mentioned more than once with good OR bad ratings, you'll have an idea of who you might want to talk to - or avoid altogether.

You could also talk to the current company about any issues you have with their service - that may give them the motivation they need to address the issue in order to keep your business. You can still review the contract to see if there are any terms you'd like to renegotiate.

Are you a member of the board? A community manager? Put another way, who decides to change companies?

Thanks for the quick responses. I apologize about referencing specific companies - I should have read the rules of this forum.

I'm a member of the board. I take the approach of building consensus between the board, the property manager and the homeowners (if appropriate) before suggesting vendors. Generally I don't advocate for changing vendors unless there is a very clear reason to do so. There has to be a pretty big benefit to make that switch. That said, I do want us as a board to be educated on what else is out there in terms of alternate vendors, pricing, service, etc. Other perspectives and ideas welcomed.

Thanks, Brendan. I hope your approach included getting the Board's consent to check out vendors for a change. Your attitude to consult with the Board via, I guess, a written report on your findings and your recommendations at a meeting is good to see.

I only recall 2-3 associations with laundry rooms on this forum, so you may not get any specific responses.

We are a 10 story high rise building with about 90 individual units. Do you know of any other forums that might have more high rise type associations?

Brendan, do some networking. Call some area apartment complexes and ask who their laundry vendor is. Go wide Mesa, Chandler, Scottsdale, Phx. I would
even go to the library and look in the Yellow Pages for Laundry vendors, ask a snack vendor Coin routes etc
