Hello.

Asbestos was recently discovered in our HOA during a somewhat routine plumbing inspection.

We are located in Northern California.

Does anyone have experience with HOA's and asbestos ?

No experience in my hOA. but see Davis-Stirling.com, Index, Asbestos fora sample notice. These HOA attorneys would recommend that your HOA get legal advice on how to proceed.

Asbestos is a tricky thing. It is best to consult a professional. Plus make sure it is required to be removed. Find out what the regulations are in your area before you jump to the conclusion it has to be removed. It may be that as long as it's "seal" is not broken should be okay. May be able to add another layer of paint or other material over the top of it so it doesn't get exposure. It is the exposure part that is the dangerous part.

Definitely consult a professional. I have 2 high school friends who recently passed away from Mesothelioma from asbestos exposure. My husband has asbestos plaques in his lungs but so far it hasn't been a problem. Nothing to mess with yourselves. We all worked in a plastic factory in the 1970's. There was asbestos in the materials used for making car parts.

If Asbestos is not disturbed (like dust in air) and it is sealed/painted over it is not a danger. That said, have a professional evaluate it.

That is correct. I have researched it since it has impacted my family directly. It's a substance that was not known to be so dangerous until years after exposure. Smokers have a greater chance of becoming ill from the exposure. These darn manufacturers that don't give a sh$t about what they have done to some of their workers. They don't want to take responsibility for it although a fund has been established to compensate these workers and their families. It's a matter of proving the exposure and how much exposure the worker had to the asbestos. I was recently asked to give a deposition for my deceased friend's family but another more knowledgeable witness agreed to give one. Sorry for the rant but it really strikes a nerve with me.

I can't emphasize enough to get professional advice.
