Just an update for all who have given me great advice over the past several years. The board finally hired a very qualified and experienced property manager.

He's been here a month. The previous property manager(board member) stayed to "transition" the new manager. But now, he's gone!.

our long national nightmare is over.

I stayed away for the first couple of weeks he was here. For the last two weeks, he's been great!. He actively seeks owner feedback. He's all about common sense and implementing proper procedures and schedules. I'm thrilled.

Please make sure that the job description that is found in the management contract. Good start!

That's good, but I hope you let the man do his job and not nitpick. If he's as experienced as you say, he may come up with ideas no one has thought of (including you).

FWIW I agree. AFAIC this forum stands by to offer suggestions in advance of any action or communication an owner or director is considering.
