Board of a small POA, that never had, until recently, nor needs a management company if just one or two competent people would get on the Board as was the case until run of bad luck the last few years, ran off its first management company, initially after two months, then the company gave them another chance but then left again. Reason given is the POA is too small for a management company - the behinds the scenes reason is the Board bugs the management company about everything and the management company is losing money having to deal with the Board so much.
That management company filed a management certificate when it first started with the POA in the Spring. A management certificate is required by state law whether a POA has a management company or does not. The management certificate is to be filed with a county mainly to inform realtors whom to contact.
If the outgoing management company does not update it, it is likely that our clueless Board will not update it and therefore relators will be contacting the old management company. I assume that the filing would be easy - just go to county office and ask to file it.
Is there a public template or should the county have one? I want to find one so, while the suggestion will likely be ignored, I can suggest it to the Board.
