I am looking for educated, best guesses for a reserve study cost: Some information:

1. Our HOA consists of 40, single story, side by side duplexes and 32 one and two story single family houses thus 112 owners.
2. Homes vary in size form 1100sqft to 1500sqft. Each unit is on very a small lot. Often called patio homes.
3. We have no amenities other then 3 small, parallel parking pads (3 cars per pad).
4. The HOA is responsible roof and siding replacement due to normal wear and tear.
5. The HOA is responsible for fence and irrigation system maintenance/replacement.

Hi John,

We had roads, sidewalks, two playgrounds, signage and a bus stop shelter.
We paid $2,200 in 2015 for a study.

My guess, it may be between $2,500 and $5,000 depending if you want an engineer to evaluate the siding and roofs.

We paid about %1500 for our last study (2018).

We're condos: 14 two-story buildings, 74 units in total, two streets, no amenities other than green space with detention pond, parking pads scattered throughout the community, and a brick-and-wrought-iron monument with "lovely landscaping" and irrigation system at our entrance. We're also subject to an easement agreement that makes us totally responsible for maintaining a connector road adjacent to our property, so we included that in our reserve study as well.

There are definitely differences in cost between firms. You can sometimes save money if you stick with one firm so that subsequent studies are just updates of the initial one, but not always. In 2018, the %1500 covered the cost of a full, initial study performed by a newer, hot-to-trot young firm - the company that we'd used previously quoted us about $1000 more for an updated study only. Sometimes a firm will try to include things that may or may not be appropriate for your community. So shop around and make sure you understand what the company proposes to charge you for.

For a first study by a certain form we paid about $5,000 for a full study including onsite visit, meetings with the bldg. engineer & PM, etc. in about 2015. But we're a really complicated twin high rise with about 90 reserve components in most of our HOA, and yet other components in two "special benefit areas" (sort of like sub. assns.) We did have previous studies by different firms.

We now have a 3-year package with this firm, and this year, for a level---basically an update study with no visit study, we're paying $2,580.

I can't imagine why a study would cost $5,000 in S.C. for an HOA with few components. Is this your HOA's first reserve study, JohnC?

I supposed a certified reserve analyst or specialist could recommend that an engineer inspect some or all roofs, but the reserves specialist would not do that work.
