The office gave me the criteria today going into detail about background check & criteria. I pasted the link where you can find the doc, is it standard?

In my opinion, too expensive for me to want to live there.

A background check costs between $30 and $50. You charge $50. A fair charge.
Then you charge $100 for an orientation (something that could be printed and handed out for less then $20 and something the owner should pay for).

Background checks are not very thorough IMO. They are pretty limited in scope. Like they only cover the county you are in. Which means you can commit a crime any county in your state but that one. You will pass a background check. Also a background has little weight Felons can 't own guns or vote. Doesn't mean they can't live where they want. Sex offenders are really the only "class" of criminal with any sort of notification or limitations on living arrangements in many states.

So not what your going to achieve by running a background check. Just more useless knowledge I reckon. Unless you have someone's social security number, that kind background check is different than a criminal one.

We use a National tenant evaluation system. You might think they aren’t very thorough but we just had a prospective tenant fail the evaluation because an open container ticket from over 20 years ago showed up on it and he had checked “no” under any previous offenses. Technically he falsified the application and that’s grounds for rejecting him. Got a letter from his attorney and we did override the decision since it was a minor offense from so long ago.

We find the system is very effective. Many HOAs and COAs use it in our area.
