Hello we have a 3200 home gated community in Florida..

Our asphalt roads have been resurfaced enough times that the next step would be to repave which involves removing the old layers and adding new material. I'm looking for a rough cost estimate say per mile. I believe we have 3 to 5 years before we need to begin work.

I would recommend calling a local paving company and requesting an estimate. Tell them you are planning on doing it this year not that you want to do it in 3-5 years.

I can't estimate how much it will cost for your situation.

We will be repaving (asphalt) our private roads over the next three years here in Florida. Our roads are 20 years old and have been sealcoated twice, which we have now found out from engineers and paving contractors does very little to extend the life of the pavement.

The cost for repaving your roads is going to depend on the condition of the roads and underlayment. We have a community committee made up of several retired civil engineers who are leading our project. We have contracted with an engineering company to take core samples of the roads to see how extensive the repaving will need to be. After that, most likely, we will contract with an asphalt company to do a "mill and replace" on the roads, where they will mill down the old surface about 1 inch and then replace the asphalt.

Asphalt companies price the cost of the asphalt in square yards. A bid we got early last year before the prices went up was about $15 per square yard. We have over 800 homes, so assuming about half the miles of roads that you might have, and it is going to end up costing us between $1.5 and $2 million dollars for our resurfacing.

I highly suggest that you get an engineer to help you prepare a bid and decide what you need. For that kind of money this is not a "do-it-yourself" project.

Keep in mind that asphalt roads are tied to petroleum costs. This will make getting an accurate estimate of what it might cost in a couple of years difficult.

Cost are going to vary by market and the cost of oil, your reserve study should be a good indicator of how much the project will cost you.

An HOA/COA obtaining a cost on their own will likely be higher then if they had a MC obtain a quote.
This is because the contractor sees the MC as an opportunity to gain more business and the HOA as just a job that may roll around every 15 to 20 years.

Our last quote was $16 a square yard in Northern Virginia (pre-pandamic)

Why do you feel you have to comment on everything when you seem to know nothing? Have you ever actually been on an HOA or COA board? Have you ever had to be in charge of a project? Have you ever even looked at a reserve study?

Many people come here looking for real advice. You can't provide ANYTHING substantive. Can't you find some other board to post on?

Please take the time to gather and learn what the specs should be for this project. Spec details are very important in the bids.
