We manage a condo association of 150 units. We are experiencing a problem with packages being stolen and or missed from couriers lately. We have a part-time attendant who logs in the packages and then delivers the packages to the resident's front door. However, some packages are being stolen prior to residents getting home.

Does anyone have any information regarding a package system for a large condo association?

We're a 200+ twin tower 21 y.o condo high rise. There are many other high rises near us. All were built with Parcel Rooms where such are stored by staff when they receive them from the deliverers. Most buildings like ours are built that way because no condo associations what deliverers wandering around the interiors, and so that the packages are secured.

Aren't condo buildings where you are built with Parcel storage rooms? What do deliveries do with parcels when your p-t attendant isn't there?

If your account has no room to add storage space for parcels, you might think about advising residents to pick up their parcels elsewhere since the assn cannot keep them secured.

I live in a townhouse community and we've had the same problem. Unfortunately, "porch pirating" is a problem everywhere nowadays, no matter where you live.

You may need to set up some sort of locker system where the packages could be placed. Residents could get a key to their unit's locker and pick them up that way. This will cost money, so the board may want to poll the homeowners to see if they're willing to add that cost to their assessments.

Otherwise, residents may have to check with the merchant to see if the package can be delivered somewhere else for pickup, like Amazon does with their locker system. I think FedEx and UPS have the same thing, but I'm not sure about the post office. Residents could also use the tracking system many of these companies have so they know exactly when the package arrives and perhaps talk to a neighbor about getting it and they can pick it up when they get home. Or install something like a RING doorbell - I haven't installed mine yet, but I'm told it can send an alert to your smartphone when someone comes to the door and if you have the video camera, you may be able to catch the thief in the act.

With 150 condos, a "parcel box" wouldn't be adequate. Thruout the teens, and exacerbated during the pandemic, home deliveries increased dramatically. I think that many condo buildings wouldn't have enough common area space to build an adequate room (Yes, room).

A high rise across the street from us had to expand their parcel room, which was in a large area behind the lobby desk a lot, which took away square footage from their lobby AND cost plenty.

There are three or four main parcel / package locker and room competitors (all of whom serve multi-family residential apartments and condominiums), none of which shall be named here because that's not kosher with the forum rules, but I think you'll find plenty of value checking on the results of this search: https://www.bing.com/search?q=parcel+pending+competitors&cvid=446d4248b4134fd9842e3dec36c45491&aqs=edge.0.0.2576j0j1&FORM=ANSPA1&PC=LCTS

Be forewarned that burglars have broken into package lockers and many rooms, so adopting a system like these is not a package panacea. What most folks don't know is that every major package delivery service will deliver packages to residents doors (you don't need your part-time attendant to do this).

Hope yours helps Kat. Steve, our high rise and many around us do not permit deliverers to go to Units. There are so many and our Board and PM aren't comfortable with them wandering around our hallways.

In addition, Kat already informed us that parcels DO go to residents' doors. And then they are stolen

Of course deliverers aren't stealing packages. But in Kat's condo, packages DO go to doors, but some are stolen. Are you saying that in your condo building and the ones around you, the deliverer leaves them at the door if no one answers?? Even perishables???

Our staff isn't in the middle except to unlock the Parcel Room door for the deliverers.

Residents get parcels of various sizes here and many wouldn't fit in whatever size locker you're talking about. Many owners live here only part-time and probably wouldn't need a "locker" so that would be totally wasted common area. It's feeling like you don't really have a solution here and are just making stuff up.

The example about a violent break-in to a Parcel Room must be exceedingly rare as I've never heard of one in my 'hood of many high rises with Parcel Rooms --usually off the lobby--in 16 years. Why the scare example?

Kerry, are you addressing me in that response? I'm making stuff up?

I live in Seattle. There are dozens of large multi-family properties here (hundreds of units) that use package rooms and package lockers (some of which are inside a secured room, some of which are not). We even have lockers in outdoor locations all over the city, most notably lockers installed by Amazon.
