I'm struggling with the storage of durable goods in our HOA.

We have own a variety of durable goods and the list keeps growing. I have checked and it would cost $1200 - $2400 a year for a storage unit, which is probably more than the value of the equipment. Right noit is all in my garage and I am growing tired of being the HOA storage unit.

We have:

16 oz commercial popcorn machine
PA speaker system
Extension cords
Two tubs of Christmas lights and associated electrical equipment
Tape measurer
Wheel tape measure
Clipboards

The list keeps growing.

Any ideas?

Divide it amongst the other board members to keep it in their places.

Look into building a shed (or one of the ready made sheds) put onto common area.

you can get a plastic 8x8 shed for about $800, sometimes they are even less used, as long as you have a decent bed of gravel they will last many years. if you just plop it on the dirt, they will settle over time and the doors will be hard to open.

I may have you confused with someone else, but didn't you write once that there's some kind of common area small rooms that you found files or some other things in?

I do not think any director needs to use their garages to store HOA equipment.

Unfortuantely, I am pretty sure that a storage unit located on our community property would get broken into at least once per year, and stuff stolen or a mess made.

I think budgeting properly for a secure climate controlled storage unit is really the right thing to do even if it is $1200 or so a year. Everything is in one place, current Board has access to it and locks or combination codes can be changed if it becomes necessary. The lease of the space should be in the HOA name, not any indiviidual. The small units that are usually available should have enough room for yor current items plus room for more.

Michael,

Investing in the appropriate resources that facilitate management of your community is paramount. Spend the money necessary at the right time and for the right reason(s). The rest is gravy. What is $1,200/yr in terms of your CIC's annual budget?

send out a flyer, email, facebook post, etc asking if anyone in the community would be willing to store the items and reimbruse them a couple hundred a year. Cheaper and more convienient than driving to a storage place outside the neighborhood.

My experience is that once items are placed in someone's garage, attic or basement they are lost to the community. The person moves or becomes uninterested in helping out and doesn't think twice about getting rid of the stuff.

An HOA is a business. Spend the money to rent some storage. You might find it comes in handy for storing old records etc.

Good memory. We used to rent a storage unit, at a cost of 840 a year for a 5x5 closet. Yes, this had a few boxes of files and other junk not used in years, and I closed it out and diposed of all of the stuff. We have saved about $1700 in rental fees since then, but I am thinking over whether we need to get a storage closet again.

We had a storage closet built at the pool. The cost of construction was about a year's worth of storage unit rental fees.

Whether the value of the durable goods is not equally priced to storage rental expenses is irrelevant. If the HOA uses many lower-priced pieces of equipment, over long or continuous periods of time, it's the HOA's duty to rent storage and not rely on a person's private storage.

Rent a space if you can't install a small shed that meets your HOA standards. There is no obligation to crowd one's garage as a favor to the community.

My idea . . . stop buying stuff and it won't need to be stored. For now, since you created much of the issue that you're now complaining of, you should just continue to dedicate a small about of garage space to store those items (I count about 3 storage bins, a popcorn machine, and a PA system). Then when you're finished being a Board Member, you can hand them off to the next person and they can decide what to do. Or divide it among Board Members and keep track of who has what items.

The list keeps growing because you continue to advocate for the purchase of additional things rather than renting (PA System and wheel tape measure sound recently familiar). You don't want to rent these items because you feel it's more cost-effective to make the purchase instead of renting repeatedly. Now the items need to be stored and it's too much for your garage. So the new proposal is to rent a storage unit at an annual, recurring cost of $1200-2400/yr. Doesn't make the initial idea of purchasing items sound so great anymore.
