This was from a law firm that discussed the best ways to prepare an opening statement in a mediation hearing, and although it's directed at attorneys, I thought this could also apply to people who are appealing a CCR violation or denial of an exterior change request. You also have (or should have) your witnesses, documentation and other stuff, but how to communicate all this effectively to the board? Some of these pointers may help you with that - you might not get everything you want, but a compromise may be more likely that everyone can live with. Enjoy!

Pretty good, AFAIC. I think much of it can also be used anytime a person is trying to sway a HOA or COA board or the owners, as with major amendments on which the owners will vote; campaigning to win a set on the board; a hearing for a violation; et cetera.
