This is a new, anonymous survey related to CIC education and research that should take about 5 minutes to complete. The primary audience is CIC homeowners and volunteer leaders, but the survey is open to others as well. An automated results summary is presented immediately after completing the survey and full results will be published by May 30th.

Michael, thanks for your color commentary. Having run quite a few surveys over the past 18 months, "normal" response is simply to take the survey or move on.

I can only imagine how the reactions I've seen here on HOATalk translate into the workings of your role within your community. Best wishes with that moving forward.

Refresh my memory as to where your association is in SC and its makeup:

We are 40, single story duplexes, and 32 standalone one and two story homes thus 112 owners. We are located in Lexington SC. We have no amenities. We owners took control in 2005 after an amicable turnover. Our yearly budget is $107K. Our association does all landscaping thus our number one budget item and with the most complaints from some owners. Halycon Real Estate Services (Irmo SC) is our MC and Ryan McCabe is our associations attorney of record.

It's in Greer just outside of Greenville. There are 144 side by side condos (4 per building) and 21 patio homes. We had a clubhouse, pool, tennis/pickle ball courts and all the land around the condos is common area. The patio homes take care of all their maintenance and have their own documents.

For the condos the HOA basically does everything other than doors and windows. For example, roofs, siding, sidewalks, driveways, decks, concrete patios, etc. It's a maintenance nightmare. There is approximately 60 acres of common area and like you, the owners don't care if their roofs are falling in as long as the grass is pretty. We also own our roads.

When I left the Board the annual budget was roughly $420,000. We used the same lawyer as you do and the guy we dealt with was Ryan. I resigned last year and have since moved to VA. I don't regret serving on the Board but I would be very hesitant to ever purchase another condo in an HOA. I recognize they make sense for some people but there is too much risk for my liking. I am proud of what we were able to accomplish while I was on the Board. I hope things don't go back down hill but I wouldn't be surprised if it happens.
