I'm in a mixed-use residential building and our HOA needs some help getting organized with all of our maintenance items. We don't have a great system in place right now to proactively remind us of when maintenance items are due, along with tasks and dependencies. We either go off of city notices, memory, or vendor reminders.

I understand that commercial buildings employ software programs that proactively remind their building engineers when and how to check on building systems. Is there such a "maintenance minder" software build for residential HOA use? I guess we could use Excel, but I was hoping for something more robust. Thanks.

What size is your HOA, Bobby? What proportion is commercial? I take it your don't have a property manager? Are you on the board?

100 units. 50/50 residential/commercial. We have a property management firm and a new property manager. The firm previously relied on vendors reminding them when things are due for maintenance, which lead to items being forgotten. I figured if we have a system, process, etc in place, it'll make things more fool proof going forward. So I'm trying to be proactive and suggest a solution. Thanks.

I've seen home maintenance schedules posted on various websites pertain suggest things like draining water hoses in the fall before putting them away for winter or getting the air conditioner inspected every spring before summer. You could Google home maintenance, see what comes up and adapt it to your community. I even saw one for a HOA's common area, but can't remember where - Google that too.

Could you use an IPad and set daily. weekly, monthly reminders for each scheduled item? No need for elaborate or costly software.
