Our new management forgot to have someone do out taxes last year do you know where the best place to find an accountant to do your taxes? This is something that can be done online so I would assume it doesn't have to be local company.

If your filing 1120-H, it's easy enough to do yourself (if you have the info). It's not a lot to do.

I did ours all the time.

If you paid the Management Company to do the taxes (check the contract), tell them to file them now.

And don't fret about filing late.

There is no one at the IRS with the time to go through the 1120-H forms received from a bazillion associations with $0.00 tax due.

that's good to know. i am just on the board and am not too familiar with doing taxes. So i need to find an independent tax accountant or book keeper etc. anyone know of accountant forums or something to find one? do you think thumbtack would be sufficient?

If your association has income only from assessments and a bit of interest income from bank accounts, anyone with any knowledge of common accounting software (the most popular begin with the letter Q) can probably complete an 1120-H tax return.

You do not need a CPA and possibly not even a bookkeeper although the latter would likely charge far less than a CPA. It depends on your local market, expect to pay a CPA $500-$800, maybe more.

Is there an owner in your association who is a CPA or bookkeeper who would complete the form for a $150 gift card from one of the credit card companies?

However, read again the first sentence in this post--if you have income from other than assessments and bank account interest, you will need a CPA or tax accountant. It would be best if you can find one who specializes in HOA tax accounting.

They can be located anyplace in your state if you have to make a state filing, otherwise they can be located anyplace. Don't feel you must use someone within 10 miles.

You should access the form and instructions and read through them. If there is no outside income the form is ridiculously easy.

We never used to have income but in the past two years we found out we own two parking spots which we charge 150 for each spot. so this is the only income we have so like 3600 a year but i don't think that will put us over.
