Since our lovely democrat controlled legislature mandated STR's be allowed anywhere in the state and set big minimums on them, what are some ideas gated HOA's can do to lessen the blow.

For one, the state says, up to 16 people can stay in one home. That means 16 cars for a home that could only comfortable accommodate 5 cars. Should 11 other homeowners be inconvenienced?
Under the new law STR's must be spaced 600 feet apart, does that mean a home in one HOA has a STR and the block wall separating another HOA can't have a STR 600 feet from that?
WE all know this 600 foot rule means nothing.

Since the HOA I live in, one idea being floated is the street parking space in front of every home be for the exclusive use of that specific home owner. Each home has a two car garage and conceivably
can park two cars in the driveway. That would leave 5 cars per homeowner. Additionally purchase a virtual parking attendant software to issue temporary parking passes that can be printed out and played on
the dashboard. Issue resident parking decals that can be place on owners, residents cars.

Would we be able to limit each household to 2 visitor parking passes per day?

Since the CC&R's give the power to the board to set rules and regs regarding parking, I suppose this could be an agenda item to be added to the R&R's and and not need
the CC&R's to be amended, is that correct?

I do not think that Nevada's new law (effective July 1, 2021) means that other limits (like city or county limits) on the number of occupants of a home no longer exist. For example, I believe the city of Las Vegas says a maximum of two people per bedroom are allowed.

The distance rule is 660 feet, not 600 feet. As in the law requires a minimum distance of 660 feet between any two short-term rentals, except for units within a multi-family dwelling.

Importantly, the new state law applies only to counties with a population greater than 700,000 (Clark County) and to cities within that county that have a population greater than 25,000 (Henderson 301k, Las Vegas, 635k, and North Las Vegas, 241k). Nevada has a population of about three million. Less than half the state has to deal with the new STR law.

The CC&R says the board can make rules and regulation in regards to parking. One of the new laws that works against us is we are no longer allowed to tow cars for expired or no registration.
It is even iffy when the CC&R's say no inoperable, unsightly, leaking fluids cars can be parked on the street. So, when someone uses their garage as a living space, they then move to take up street parking.
If we can't tow because someone is hogging all the street parking, parks in front of someones driveway or double parks in the street, our hands are tied. Even the tow companies are angry, towing cars for
expired registration was their bread and butter, all they can do legally is tow for parking in a red zone.
