If you didn't catch it, Discovery Channel ran a documentary on the surfside collapse:

When Buildings Collapse: Disaster in Surfside

Interesting points made:

No one issue likely caused the collapse. It was likely a combination of major and minor things.

An additional floor was added that wasn't in the original design. This added weight.

Supporting columns under the center and east wing were smaller then those on the west wing (which remained standing).

The sheer wall in the east wing was smaller then the west.

Additional planters and trees were added to the pool deck that were not in the original design. This added weight and tree roots potentially damaged the concrete. The trees were removed prior to the collapse.

The pool deck was flat vs. slope as designed - allowed water to stand and gave time for water to penetrate concrete.

Concrete at the time of the build was not the concrete of today, making it easier for water to penetrate.

An potential owner had video of conditions inside the garage prior to the collapse. Based on what she saw, she did not buy.

FL requires condos to be inspected every 40 years. Surfside was inspected 2 or 3 years before the deadline and work had begun to correct the issues.

Those who survived were never allowed back in to get belongings. They had to start over with what they had on them at the time.

Some want to make the site a memorial - some need the money from the sale of the land to restart and buy a home.

The show kept calling it an apartment complex. Only 2 or 3 times in the 2 hour show did they say it was a condo.

The show did not touch on HOA/COA politics. It simply investigated the reason/s for the collapse.

Again, an interesting documentary.

I thought the above was particularly interesting. I see news reports on this from this past July.

Fiorella Terenzi, who had toured the complex in anticipation of buying a unit on the sixth floor, said what she saw in the garage ultimately turned her off buying in the building.

Terenzi's video showed wide cracks in the ceiling of the garage that appeared to have been repaired and painted over.

It also showed what appeared to be water puddles in the ceiling.

The video was taken by prospective buyer Fiorella Terenzi in the garage of the Champlain Towers South building in Surfside in July last year

Several engineers reviewed Terenzi's video and determined there were no obvious red flags that could have pointed to the building collapsing some 12 months later, according to the Miami Herald.

The parking garage that Terenzi filmed is the same one in which an engineer flagged in a 2018 report as having 'major structural damage' to the pool deck area and underground parking garage.

Thanks for summarizing the points. I saw that in my TV guide, but didn’t watch it, but now I’m thinking I may see if Discovery will rerun this – if not, I’ll try to watch it on their website since I don’t have Discovery+. go to Discovery’s website and have a look if they don’t rerun this.

I suspected there were a number of reasons for the collapse, so the best everyone may be able to hope for is to learn from this, starting with builders/developers consulting the architect and an engineer if they want to alter the building design. Also, if you’re told of signs of major structural damage or anything else that could create safety/health hazards, pay attention and get a second opinion, if necessary (if both concur, you may have a heavy decision to make).

Personally, I think I’d sell the land and distribute it among the residents (or their heirs) so they’ll have some resources with which to start over.
