I am the president of a board that was handed over two months ago. The developer did very little to help us with the transition. I was wondering if there is somewhere I can get some blank condo association forms for things such as a maintenance schedule, complaint log, and an architectural improvement application, etc...I checked all the office stores near my house and found nothing. Either paper forms that could be copied or a program for the computer would do. Do I have to make them up myself?

Hi,

A quick google search brought up this site www.wscai.org .
Try this first.

The California people have a website and a CD Disc with their annual membership. lots of info and blank forms you can customize.

Follow the forum and check other requests for info, forms, software.

Will be happy to email you ours if you want them.

Attached hereto is my Excel form/spreadsheet that we have started using. It still needs work to accomodate reminders/ticklers for follow up on violation notices, responses, and work completed.

Please get a full set of plans, drawings and inspection signoffs from your developer.
If you can also get them in digital form on a set of CD Discs this would be ideal. you can then start a digital site map in Autosketch or similar and it can keep track of alterations, additions, service repairs etc/

Also a wonderful tool for for you if any contractors need info on what is where. email the section or print and fax it.

As a new president,you will likely find that obtaining some templates for your association will be one of the easier things you will have to do. There will be lots of other challenges and opportunities for correctly setting up the business of your Association that will definitely stretch your abilities. Located at www.**********.com under the CONTENTS section, you will find a list of other things that you should consider doing during your innuargural year.

Here are a couple to get you started... we are a SFR community - so you'd have to adapt the ARC for the specifics of a condo - as only your governing docs will tell you where the property line is with regards to decks or inside the drywall or outside the paint of the drywall... That is the big question and the items in the transition document should help you find out what you need to know to write a reasonable ARC form.

If you got copies of the forms you requested I would appreciate you sharing with me. Like you I am wondering if I am going to have to write them myself. I have gathered some--but am looking for the magic formula so I do not have to do much editing ;)
