I have heard that committees are formed at the request of a BOD. For example, what are the types of committees that are or could be formed? I can see this as a possible means to get more INTEREST in what is going on and think that it could be used to the advantage of a BOD.. just thinking out lound

These are a few more. In Florida all committees work at the sole disgression of the BOD. They have NO power to vote or take action on any matter. The BOD can allow or disband any committee at their will. But a good BOD sees the value to having committees do research and having involvement from the committees. It assists the Board in gathering valuable information and gets different views from the various members. The more members involved in the governing process, the better for the association.

Committees are great, if there are volunteers who want to fill them. We haven't had much success with them yet. I think many people in our HOA just want to pay dues and have everything taken care of. Unfortunatly, our dues are only $75/year right now - a situation that may have to change. It isn't enough to pay bills and pay someone to take care of all the common areas (there are 30 acres of them) for us. We may end up getting a lot more volunteers if we inform people that dues have to go up.

We had many complaints about weeds in our drainage areas that boarder peoples properties. In order to take care of that on the budget we had for this year, we purchased some equipment and held "landscaping days" so people could come out and take care of that problem. The P and VP showed up, along with 2-3 other homeowners for 2 months.

We haven't given up hope though. We are dividing our HOA into 5 zones so we can have at least one volunteer from each who will be in charge of getting info out to their areas and recruiting volunteers to fill committees. That will be a huge help to the BOD when it gets going. We are also hoping it will create some "community" in the area with friendly competitions between zones and events for getting to know each other.

When it comes right down to it, direct communication is probably the key. Not just printed notices, but actually talking with people face to face. That is when we have had the most success. Good luck!

I am not sure this would apply to your association but our documents state the President appoints the committe members. Seems to be the way to go, control of committes under one person. Of course appointment should be made with Board agreement. But the President can also appoint a Board member as chair of a committee, and usually does.

Yes, the President can appoint the committee members and also a Chairman of that particular committee but what if a Board member is on the committee, can there be someone else selected as the Chairman even though a BOD members just happens to be on the committee??

The Committee is selected by the president, hopefully with help from the Board. The Board member don't have to chair, and the Board member don't necessarily have to be a member of the committee. He can be named as an advisor to the Committee with no vote.

As the need arise for different things within the community the board can appoint a new committee to assist. Example the board wants to do a hand book, they appoint a handbook committee.

The board wants to revamp the CCR's and do amendments, the appoint a amendment committee. The community wants to add a playground, the board appoints a playground committee to assist. Well, you get the idea.

You are probably dead on about going face to face, I don't know that it is the key to success but use any means you can.

Sounds like you are doing a good job and do your homework about what you want to communicate, don't get stuck in the mud with personal agenda, yours or others, hold your point and keep swinging.

You are right, dues have to go up, but every time a Board issues this proclamation they should also offer evidence that efforts are being made to hold down cost and spell them out.

This is an area largely overlooked by board, probably because a lot of Boards just pay lip service to the members about how they are saving or controlling expemditures.
