Last month the President hired a (once again 3rd in less than 2 years) MC. This MC is charging us a basic $850. a month, $2000. more than the last MC. I received a budget proposal today and once again they are raising our dues to pay for this new MC. What I'd like to know is what is included in the MC fee. On the budget the MC has listed their so called fee..$850. a month (77)TH units) Plus they have listed telephone ($240.), accounting fees(377.50), office expenses($500.)Licenses & permits($500.) Isn't anything included in their basic fee? We never had to pay telephone/office expenses before. The President hired this new MC for the $2000. more a month while we are still under the old budget. Can they do that? We ran out of money last year due to the increase in her hiring a more expensive MC and she is doing the same thing again this year. We simply can't afford to pay higher dues (DuesJan/July and Aug 23rd we still had 14 HO's that have not paid). We pay $818. now a year for nothing. We have no amenities, other than the usual, grasscuting/utilities/reserve(that they haven't paid into in 5 months). They now want to raise it another 10% which would bring it to $950. Is there anything the HO's can do.

Sidney, as a member you can request a review or copy of the HOA's management agreement.

Roger, thats why I wrote for help...I got acopy of the contract yesterday. We were told at the last meeting that we would be paying the $2000. more a year. Now in this contract all these other charges are stated, which will bring it way over the $2000. members were told. What I was asking there anything the HO's can do about this new contract. We were lied to and can't afford another increase. I also ask if these are usual added fees, does your company do that?....We never had those added expenses before. Why would we pay a telephone fee or added office expenses. Our President has taken complete control of the HOA. She handles every director position. She didn't even include the treasurer in the budget proposal or hiring. What I am asking is there any way the HO's can stop this?

Sidney, each management Agreement is an individual agreement between the Board, representing the HOA, and the management company. We have a monthly rate for basic services needed all the time, plus an hourly rate for services which are needed from time to time.

The Board has the authority to execute agreements. The HO's can try to influence the Board to replace the President or petition for a special members meeting to replace certain Board members.
