our hoa manager doesn't like doing touch up painting.there are areas where painting is sorely needed on exposed wood.the external south facing areas of balcony enclosures especially-and then just various areas of nicks and gouges to the outsides and insides of buildings.it looks terrible and the wood deteriorates.it could be 2 more years before the re-painting of the buildings occurs.in the meantime-any suggestions?

John, send a letter to the manager with copies to the Board members. Request this painting be done promptly before the wood deteriorates. Be specific on locations.

Is painting part of the job description of your property manager? That's something I've never heard of. I'd suggest hiring a local handyman to do the minor painting projects around your HOA.
