Hello. I live in a suburb in Denver, CO and have owned my home for 6 years and the neighbors are wanting to create an HOA.
When I bought the home, there was no HOA - just a letter that is published yearly where they request a voluntary payment yearly to produce a address book and do some tidy up.
If the neighbours start a HOA, am I compelled to pay into it despite being a home owner for 6 years. When I bought the home there was no HOA and I am not planning on joining one now. Personally I don't see any value in one apart from keeping people employed.
My questions are:
- can the neighbors start a HOA and force ALL residents to pay the HOA
- when I bought the home there was no HOA, surely I have a case where I don't want to belong to one

Read your deed to see what restrictions are attached AND if there are mandatory dues. It requires 100% approval from all homes involved to become a mandatory HOA with mandatory dues. As long as the deed to your property doesn't say that your property belongs to a mandatory associaiton, no one can force you to join. Harold
