Acid washing the spa plaster did nothing, and aggressive cleaning did nothing for the pool deck. We scheduled an inspection with the two companies that made the quartz plaster in the spa and the coating for the pool deck. Today we had corporate reps from the actual products used. For the Spa, as I know already they cite poor pool maintenance on the part of the pool company. They cite overuse and under use of chemicals caused the quartz to eat at the quartz and also turn the water to a green patina.

As for the deck, Since I last reported, the coating started chipping away and the top coat is peeling off in some areas. The company rep cited moisture coming up from under the concrete slab. The area where the deck is peeling is right next to a landscaped area with bushes and three palm trees. As for the deck discoloration comes from standing water. And the rep asked how often is the pool serviced? do they hose down the deck and are they keeping the pool chemicals in check.

All the fingers except the vapor coming up from under the deck point to the pool cleaner. As I have been saying for the last 5 years this pool cleaner is a JOKE.

As for the landscaping, I hate to cut down palm trees. We are going to get some input if they can be transplanted elsewhere on the property. As for the bushes, at the last resort they'll have to go.
Gonna try to adjust the watering schedule especially on the palms.

funny tho, The landscapers have been here for two years and all the sudden water from the landscaping is coming up under the pool deck.
If my math is correct 2+2 still equals 4 and that may mean adios landscapers along with the pool cleaner.

Yes, you Cathy and Augustin are very knowledgeable. Do pool decks get that bad after one month of use? Let me back up a bit. in early mach of 2020 before covid hit, we had the pool deck stripped and redone.
The only two vendors that had access to the pool all of 2020 and from Jan-May 8, 2021. From March of 2021 through the fence I was email the other two board members and the PM . PM was blowing it off.

It wasn't until the pool opened for the season at the deck looked like ten years of neglect. Can using too much chemicals in the pool and spa rapidly discolor the decks?

Since we re plastered the spa in the spring of 2019 the plaster is eating away. The vendor that did the job noticed a light green tint in the pool. He asked was the water green recently and I replied yes. the pool vendor said the pump went down and they fixed it. Turns out it wasn't the pump. It was misuse of water treatment.

Second question, Would any of you invest the time to not at first file a lawsuit but direct the attorney to draft a letter to their insurance carrier to cover the cost to re plaster the spa and to re coat the deck?
