Our HOA is a working farm. We sell beef to owners. Our deed of dedication states that it must be provided to owners at cost. After doing a financial review,(expenses) we found that we can offer the beef at .50 off per pound. Do we need board approval for this change? Thank you for your help

You may need to ask your HOA attorney as well as your accountant, because this is outside of the experience of most people here.

Assuming your governing documents address the issues of income and profit for the HOA, I'm going to guess that this would need board approval *at a minimum*.

-- Who is "we"? The HOA? A lot on the HOA? Two owners of a lot who have cattle and sell beef?

-- In general, if the deed of dedication or covenants do not list xyz a a power of the board, then it is not a power of the board.

-- Can you attach the deed of dedication (redacting identifying information)? I think the Hoatalk software limits each attachment to 200 kilobytes, so you may have to attach just a few pages at a time.

-- This is the first time I have heard of a HOA like this. I would like to learn more.

-- By any chance is this more accurately described as a co-operative association?

Our HOA is a 300 acre working farm that raises and sells black angus prime beef. We have lots with homes built into the mountain side and looks out on pasture fields. We have chickens (for eggs), goats- both privately owned and a farm goat. Horse boarding, community garden and private plot spaces, A farmhouse that is utilized for guests and events. Since I posted, we have received a reply and all is resolved.
