We are an HOA of ONLY 12 houses. I am the HOA President, the treasurer resigned due to relocating, and the Secretary term is up in December. I have sent to homeowners the ballot for a new treasurer but have not received any volunteers back. NONE. I know I can do treasurer duties but for how long?
What happens if no one wants to be the treasurer and then when Secretary term is up no one wants to do that?

The items that our HOA take care of: water run off area that we have insurance on and requires mowing, snowplowing in the winter and road repair (in future)

Each homeowner pays $300 a year for these items. Any suggestions?

Sandy, it will take personal contact to recruit "volunteers" to run for the Board. Focus first on the best prospects and if they are not interested then them know that if members are not willing to serve then the assessments will need to be significantly increased. The amount will depend on the cost to hire an accounant or managing Agent. Worst case senarior is to go to court and have a judge assign a Receiver and Assessments go waaaay uuuupppp!

Sometimes such threats of reality wake up members

Roger is right, you cannot do it alone. Walk, talk, make contacts someone will realize the importance of having a board.

Sandy the answer is simple. Tell them that the dues will be going up quite a bit to pay a clerk to do the secretary duties and an accountant to do the treasurer duties. See how many people would rather volunteer than pay $300 more a year.
