NO! The BOD is made up of "members" who are the listed deed holders who is the person who has voting rights for that parcel.

Sorry to say, IMHO, I don't think anyone here can answer that. My best guess would be "no". If it is spelled out in your documents, as some here have in their documents, it may be possible.

It is important to know if you are in a condo, or HOA. Again I say "no" if it is a condo. I don't really believe this can work in a condo. I will say this, I have had experiences with a few long term renters in a condo and for my money those I have observed would make great members of associations. I see nothing wrong with inviting renters to attend regular meetings and be invited to voice their opinions, not so with Annual Meetings and elections. Our document does assigned rights of the rentor to the rentee but not the right to vote.

I suspect you may be trying to figure out how to get the renter the right to vote. Your documents should be clear about this. You should have several clauses that deal with the relationship of owner to renters. Renter can be a valuable resource to provide information, but you must realize that when you have a long term renter you are effectively decreasing the the full authority of an owner by (1). Tradtionally, owners of homes should participate in the community business, whether that be a Condo, HOA, town, city or any other community. This rental business in any condo or HOA takes more out of the specific private community than they put in. Just an opinion, check all your documents including any state statutes. You also can Google this question or use the search feature on the Discussion Page, there is plenty of back posts about this.

John, they can not be a member of the association. It is not a good idea but some By-laws allow non members to be Board members. The By-laws are written to allow this because the Developer wants their cronies to be Board members.

If your documents allow for a non member to be on the board, then they can. As for committees why couldn't a renter especially one that has lived there for 12 years serve on a committee and help with community issues? In our crazy world today its difficult to get anyone to volunteer, I say sign him up for a committee.
